Rental Unit Information
Welcome to our Summer Rental Season. Here is some rental information and instruction’s to assist you during your stay. We hope your vacation in Ocean City is comfortable, enjoyable, and an annual destination and we at Berger Realty merit your continued patronage.
In the case of cancellation or change in reservation date, Berger Realty cannot guarantee you a refund for your rental. Refunds are at the discretion of the owner. In the event you need to cancel or change your rental weeks, please contact Berger Realty immediately and we will attempt to re-rent the property upon the written consent of all parties
Check-in time is 2 p.m. If you cannot arrive by 5:00 p.m, special arrangements for key pickup are required. Check-out time is 10:00 am on the day of your departure unless otherwise stated in your lease. Please leave the property clean and vacated by that time.
A maximum of two sets of keys is provided for each rental property. Keys must be returned to Berger Realty upon checking out or a charge of $2.00 may be assessed from your security deposit.
The occupancy limits comply with the owner’s wishes and certain City ordinances. You will be responsible for any damages by you, or members of your party, during your stay, normal wear and tear to be expected.
Property Furnishings and Equipment
Units are rented furnished and equipped for vacation living. Please do not remove any kitchen utensils or furniture from the unit. The owner does not supply linens, blankets, towels, beach tags and other amenities unless specified in the lease. Berger Realty is not responsible for the failure of appliances or repairs and no rebates of rent will be granted for malfunction or breakdown of appliances or other property equipment unless specifically agreed to by the owner. Any rebate of rent from an owner will be paid directly to the tenant.
Some units provide a telephone for local calls. Toll calls must be charged to your home phone, credit card or third party. Telephone service is not guaranteed.
Care of Property
The property must be left clean and in good condition. Specific cleaning requirements are as follows: completely sweep or vacuum the entire unit, dust the furniture, empty all ashtrays and trash cans, empty and wipe out the refrigerator/freezer and leave it running, clean the range and oven, leave all cooking and eating equipment clean and stored in its proper place and completely clean the kitchen and all bathrooms to the degree that you found it upon checking in. Failure to clean the property as specified may result in a cleaning charge to you. You should lock all doors and windows when you are not in the unit and keep them closed when the air conditioning is running. Before vacating your rental property, check for personal belongings you may have overlooked.
Report any damage or other defects such as an un-clean unit that you notice, to your agent at Berger Realty as soon after arrival as reasonably possible. All breakage and damage incurred during your occupancy must be reported to Berger Realty. You are responsible for any damage done by anyone in your party during your stay, normal wear and tear to be expected.
City Ordinances and Requirements
Ocean City enforces noise ordinances in order to maintain family appeal. Gas barbeques are not permitted on decks. They also require that trash be separated for recycling and be placed in designated areas for pick-up on the proper day. Please be considerate of the next tenant and make certain that all trash and recycling is placed at the curb prior to vacating. A charge of $50.00 may be assessed from your security deposit for failure to properly dispose of trash.
Recycling is mandatory. Please be sure you are aware of days and times for
recycle and trash pickup. These pickups could be on different days. Refer
to instructions posted at property.

Beach tags must be worn during the summer season. Tags must be worn by all adults twelve years of age and older. Beach tags are not provided unless so specified in your lease and may be purchased on the beach from the checkers. Bathing, swimming and the use of rafts and surfboards are permitted at designated beaches only. The dune areas are a source of both beauty and protection of our barrier island. For these reasons, preservations are strictly enforced and absolutely no trespassing on dune area is permitted.
Next Year’s Reservations:
In your check-in packet is a Rental Reservation form for next year. Many times an owner will honor the current year’s rate if reserved early. If you wish, simply complete the form and drop it off at our office along with your $160.00 deposit check prior to departure and we will begin the confirmation process with the property owner to arrange for your vacation stay for the following year. Confirmation is, of course, subject to the owner’s acceptance of the lease.
